If you are still interested in selling your
home yourself but have little or no real estate experience, you
should consider a company that specializes in the do-it-yourself
market. These companies generally run the gamut of selling you a
sign only to full fledged listing support. Obviously, the more
you request, the more you spend. Most of these expenses, such as
the sign, are up front costs with no refund. Other expenses such
as termite and radon inspections will occur after the property is
under contract.
For Sale by Owner Companies flourish when
the market is active but many disappear when it becomes a
'buyers market'. When you select a company has a reasonable past history. Do your research to make sure you are not
getting involved in a company that is only around in the good
times.
You should also spend a good deal of time
checking out what services they provide and how they can help
you with the sale. For example, do they offer access to the MLS
system? Do they have an advertising outlet where you can get
your home on the market as soon as possible?
A word to the wise: don't opt for their
minimum package. Always look for a package that includes placing
your listing on the MLS System and the Internet. This will save
you a bundle in advertising costs alone.
Once you place your listing in the MLS
System you need to consider what co-operative commission you
will pay to a Realtor who sells your property. One of the items
provided in your MLS listing is the amount of commission you
will pay to a Realtor to sell your home. Never pay more than 3%
and never pay less than 2%. Paying more than 3% will not
encourage Realtors to show your home. I guarantee you that
anything less than 2% will probably not gain you a lot of
showings unless a Realtors client insists on it. Many Realtors
pay very close attention to the co-operative commission and
discard those with less than a normal amount. If the Realtor is
selecting the homes to be shown, their clients may never see
your listing. Also, anything less than 2% is a red flag to a
Realtor that contract negotiations with this seller may be
difficult.
So if you are paying a buyers Realtor a
commission, what's the advantage of a FSBO company. Say you are
selling your home for $200,000. The sellers commission would be
about $6000. Deducting your FSBO company's expenses could
save you about $5000. That's significant!
Keep in mind that with a For Sale by Owner
Company, you have no personal representation. You get a sign for
your yard but getting your home exposed to the market is your
responsibility.
It is highly recommended that you hire an
attorney before you get started. In the long run, you will be
glad you did. Just make sure it is a Real Estate Attorney.
